That's not the sight Mopsey is originally refering to, he's talking about the other side of Denby Dale road the side where Mercedes are.

Is there? Have you seen it? Who is the contract between? There is a yet to be agreed S106 agreement to be entered into, but I see nothing about any separate contractual agreement?
Also, the stadium does NOT have to be built first. The conditions proposed say that none of the retail can be occupied prior to the freehold of the stadium being transferred to the club, it says nothing about about building it first?

Sounds depressingly familiar. At least it's a bit more definitive than the ambiguous 'built out' terminology.

I'd love to see it. For me that's just film flam and folk seeing what they want to see - not impossible but highly unlikely.
No developer or bank would sign up for that IMHO and no Council could force them, especially as it's a buyers market at present. This is a private development and as such no bank would lend money on those terms and no Supermarket (if one appears) would wait for that to happen.
As this seems to hinge on a supermarket taking a slice of the action, which one do you reckon it will be? As an observer there already is a sizeable Asda pretty much on the site and numerous brand outlets at Xscape, I can't see the scope for a second supermarket which would have to be a big one to justify the development.
If It's any consolation I reckon it's possibly as likely as NM maybe slightly more which isn't saying much.

| Didn't the Asda application to extend their current store also get passed? So it won't be them. Sainsburys are currently arguing over changing the B&Q store nearby and opposed the application so they are unlikely. Tesco & Morrisons have scaled back big store openings massively so also aren't likely to be interested in the immediate future either, especially with Asda already close by and no guarantee of instant success. It may take a while for it to all come to fruition.

None of the above if we are right. The movers in the supermarket stakes are the premium stores and the budget stores. But this scheme is a retail park and the supermarket is but one part!
Vastly, I understand your scepticism, but I suspect the agreement is much, much stronger than ours was. Peter Box has put his name on this one! He won't even talk to us!

| Isn't part of the plan a petrol station operated by the supermarket? Theres only the 'big four' that operate them isn't there? Unless they can get a seperate company (shell, jet etc) interested.

Shell, BP, Conoco, sell fuel to each other, just because you fill up say at a Shell garage does not mean you've got their product in your tank, Lindsey Oil Co. at Immingham also supply fuel to those 3 companies'.

So why are we letting get away with such an indifferent attichude? The developers have taken the proverbial out the council and our local MPs as well as ourselves. So close to an election I hope we don't miss the chance to make this into a political issue.

Why don't you stand as an independent so you can see how much support you will receive. I think we are getting a little carried away we are one of 5 clubs in the WF postcode. We are not that important to the majority of people in the Wakefield area, if we were our crowds would be much higher.
I believe people will vote on how they feel about their lives not the fact that we have been unsuccessful to get a ground built. I have not read much support from the Conservative council members or any of those standing in the election, so as I say there is a gap in the field for you to stand on a ground for Trinity ticket.

Apologies. I thought you were on about when the site was an option for Wakefield's ground. At that time it was a desolate ex sand quarry miles from civilisation on a road generally used by Wakefield folk once per year to go see the worlds biggest meat pie.

I knew that, no need for apologies though the sentiment is appreciated.
I was trying to be humorous and failing.
Still, without a doubt, in my mind at least, that stretch of Denby Dale Rd would be an ideal and superb location not matched by any other SL club

| I could be ignorant or not fully understanding of the situations regarding Cas's and our application for a new ground.
I'm as frustrated as the next person but wasn't our ground going to be surrounded by industrial units, whilst Cas's will be an extension of the Junction 32 complex?
I know which I would approve.

I won't stand because it wont make a difference, of course you knew that you just wanted to misrepresent my point of view. I was making the point that raising it as a political issue would have most effect sooner rather than later due to the election.

Local political issues very rarely come into play at local election times. I stood many times in my younger days and was beaten by a proverbial donkey most times.

I'm sure I've read in one of the planning documents that a contract is in place with Cas to say it has been agreed the stadium must be built first.
Also, on the above point fair enough but the stadium has to have been built and constructed before anything can open.

I was told before it was announced that the supermarket would be M&S as said elsewhere on this thread. Whether that is the case I don't know. However, Sainsburys might move in if their plans don't come to fruition.

Not that I disagree with what your saying from a political stand point and I'm not trying to be pedantic here but aren't Batley and Dewsbury in the Metropolitan Borough of Kirklees even though they have WF postcodes. Do postcodes come into it when it comes to elections, or is it the Council Authority your under?
