On certain aspects, I'm very well informed on others not so much!
Great news about the licence by the way.

| Quote ="The Clan"At the height of the property boom the Cas site was valued at approx £6M, since then the valuation has dropped by almost half!
Have you any evidence to back this up, or indeed any reason to believe you are just another wakey fan praying that things go wrong for cas as they have for wakefield?
Ben Bailey homes have paid a small options fee that ties Castleford to them for a number of years that options fee was recently renewed. What that means is that Cas can not sell the land to anyone other than Ben Bailey Homes and BBH are in no rush to finalise the purchase until the economy and the housing Market pick up considerably. That means the approx £3M that Cas will get for the land will not be realised for an indefinite period of time.
Have you any evidence that this option was renewed, this is the first time anyone has even suggested as such, and and would be news to shareholders who i have talked to.
Further complications are the chemical licence which won't be given up easily and the lifting of the blast zone restrictions.
As tb has already shown you are complelty wrong on this.
One last thing, what happened about the essential access road that required a compulsory purchase order in order to be built. The last I heard was that the owners of the properties that needed purchasing and demolishing were unwilling to sell. Also WMDC were refusing, at least publicly, to fund the legal costs of the CPO and were also unable to fund the actual purchase.'"
To be honest i dont know, however since half the roads down at glasshoughton have just been ripped up and new ones re-laid, i imagine theres a good chance they sorted it out then.
One thing that does amaze me is that like so many wakefield fans you have an 'expert' knowledge of the cas stadium but didnt see the problems with thornes and newmarket coming.
This smacks of being another ill informed bitter rant like ted made the other week.
If yourself and SOME other wakefield fans put half as much effort into supporting the hard work done by SWAG as you put into hoping cas dont get a stadium you might get yours built a bit quicker.

It took no effort, it just comes down to who you know, but youre entitled to to be sceptical I don't blame you for that.

the road link thats been spoke about will run to the stadium from the new ackton bypass running up past flass lane,im not going to lie this caused a huge problem has nobody was sure who was actually going to pay for the new road and this was one of the reasons for the delay in fpp going in,ive been reassured this issue has now been dealt with and a compromise has been agreed to who was funding the road.
that road will certainly cut time off people coming from wakefield and normanton.

| At the height of the property boom the land was valued at roughly £10m being £1m for one acre. at this point in time an option was sold for £6.9m on the land. Hence why a number of share holders claimed the deal was significantly under valued and was sold at a low price to a related party. The option on the land was old for an upfront payment of £200k.
Land values have fallen by roughly 40% putting the land value now at circa £6m. I am led to belive that negotiations have been ongoing to sell the land outside of the option at about £5.9m with costs of planning permission being the major issue.
All here say regarding future developments but the option value is quite an open and well knwo value not the values you are quoting above

| Also the option fully expires in October of this year - I do not know where you get that it was negotiated recently as that is totally incorrect.

£4.9 million was the figure i was quoted maybe with it been un-resolved it will be somewhere in between the two after negotiation still a fair way off the some figures some wakey fans would like it to be.
i dont think the clan was too far off the mark with the other comments just a little late in the day with them has most of those issues have since been dealt with and things have now moved forward quite considerably.has shown with fpp now gone in.
