At least we have some now call me cynical but why did Cas wait to apply for FPP only after Wakefield's bid was called in? If the funding etc and everything was hunky dory then your planning application would have been in like a shot ages ago. Whilst it appears that you have the advantage I wouldn't be so sure so stick to your own board gloating.

Yes. 50% of the remaining figure is £4.75m. Considering we've got the stadium, training pitch and car parking to sell, the land is worth around £10m approximately at the economic high. Land prices have reduced since then and I think it is worth around £6m now.

I may be in the 'Business' so I wouldn't use that old chestnut Instead of discussing this point in a mature manner you have decided on the childish eye rolling I see! I am not debating that the land you 'own' isn't valuable but you do have to consider other factors...the big one been that having a buyer who is prepared to part with this 6million for a piece of land in a grotty part of town. The same can be said for Belle Vue, as a housing project manager I wouldnt want to put a shiny new develop in that part of town, in either town. But that is just my opinion.

That area of town, including the old hicksons site is being redeveloped into a riverside community, which i'm sure you will agree make it more valuable.

One thing i forgot to mention is that with the hickson factory shutting in 2012, its looking like that land will be redevolped too.

You brought it down a tone saying I was talking crap. I do no such thing - I talk sh*te, there's a difference.
As Pyeman said the whole site is being developed into housing including Hicksons, the Limestone Quarry. It is going to be Cas's 'cultural' quarter (if you wish to call it that! )

| At the height of the property boom the Cas site was valued at approx £6M, since then the valuation has dropped by almost half!
Ben Bailey homes have paid a small options fee that ties Castleford to them for a number of years that options fee was recently renewed. What that means is that Cas can not sell the land to anyone other than Ben Bailey Homes and BBH are in no rush to finalise the purchase until the economy and the housing Market pick up considerably. That means the approx £3M that Cas will get for the land will not be realised for an indefinite period of time.
Further complications are the chemical licence which won't be given up easily and the lifting of the blast zone restrictions.
One last thing, what happened about the essential access road that required a compulsory purchase order in order to be built. The last I heard was that the owners of the properties that needed purchasing and demolishing were unwilling to sell. Also WMDC were refusing, at least publicly, to fund the legal costs of the CPO and were also unable to fund the actual purchase.
