It seems that some on here think that if someone, or a few people object then there is a chance that planning will be refused or a Public Enquiry will be called. The Planning Board can, if they feel that the particular project will bring in benefits, in this case jobs, then they can consider the objections and over rule them if they feel benefits exceed the concerns of the objectors.

Considering the Secretary of State calls in approximately 50 projects per year, I think it's more than likely you'll be fine. Stop worrying you lot. You'll get your stadium.

From Boxy to Obama the in-phrase of the moment is "economic regeneration'".
This scheme will cost WMDC nothing and will put food on plates for hundreds, if not thousands of residents, not to mention a few quid in the coffers of local council. Who ever is in power, red or blue, this project is a no brainer.

The junction of Newmarket Lane and Aberford Road is over designed for current needs and will only need traffic signals to be erected to satisfy the new development. Those who risk turning right across fast flowing traffic will know how dangerous it already is and a signalled junction will increase safety tremendously.
Again Junction 30 is already over designed for current requirements and will only need minor tweaks to the current layout for the new development.
New roads leading to the warehouses, offices spaces and the stadium will no doubt be constructed by the developers as they are off line of Newmarket Lane. No idea whether these will be adopted at a later date by the council.

Should be something later today, the pictures that were posted were taken down so not to steal the thunder from the press conference. Ground looks pretty good. The attendance is the big question. Given that most clubs increased this figure by 30-40% then Trinity should be pushing the 9K value, but that is just speculation. Away support would no doubt increase due to the match day experience.
There is a hell of a lot of regeneration in the CITY right now and this would be the icing on the cake.

It is very well thought out scheme and of course Yorkcourt are in it for the long-hall.
In respect of the current residents of Newmarket Lane they are few in number (directly affected) but that should not matter if their objections to development are legitimate and well thought out. However, having looked at the outline plans I think they will indeed struggle to make any real legitimate objections (the developer has thought about the scheme close the the houses) and I understand that they are already heading down the 'NIMBY' route with their current objections. Unfortunately, just because they (and anyone else really) would not want a huge development to go up around them you can not just object to it, you have to have better reasons than that to halt any development, large or small. In effectively diverting all the traffic (old and new) away from their houses and giving them 'access only' roads outside their house they have removed the issue of objections of traffic and safety. In respect of noise, the ground is quite a long way from their houses (and will only be once every two weeks for 2 hours!) and it would be noise from the units that would be more of an issue, but with good screen planting, keeping the service yards (which they have) away from the house they have removed this issue as well.
Unfortunately, they are fighting a losing battle, not because they are few but because they don't look to have any legitimate objections, but you would expect them to keep fighting as anyone would.
As for the stick some posters are giving Wakey Council, they are not your problem, the planning threat is the Secretary of State calling the scheme in because it is on land designated 'green-belt' on the UDM. Even if it does get called in, I think it will only delay and slightly alter the scheme, long-term it looks a goer to me.

Great post from an unbiased viewpoint. All of us on here are partial so we will always see the plus points of the scheme over any potential negative issues but it’s good to see a balance opinion on here.

Very encouraging post, its great to get an impartial point of view. With regards to the land I don't believe its 'true' green-belt land as the land was regenerated therefore building on this land shouldn't really pose much of a problem. I maybe wrong but thats how I see it through my totally bias rose tinited glasses!

There is some confusion over this issue.
'Green belt' is merely a designation by the council in it's UDP. Any piece of land can be determined as such - whether previously developed or not.
'Green field' is an area previously undeveloped.
Your general point is correct. The land is not 'Green field' it is 'Green belt' - or some of it is!

IMO we need to recreate the same atmosphere we do at away games in our new home. 1 of the standing ends should be for away fans only, allowing families and fans of both teams who wish to sit to go into the "family stands" down either touchline, then have our barmy army in the remaining standing area.
Essentially catering for fans who want noise & those who prefer a slightly calmer feel to the game.

Don't know but gone are the days of changing ends at half time, something that you can't do at most grounds and thats sadly lost to our game.
