That was a crying shame that Caddick was able to keep YCCC at Headingley and both Wakefield as a city, and Yorkshire as a club, didn't get a stadium they deserved. The boost that would have given the area, I believe, would have made building a rugby stadium or two much, much easier.

| Not again!!! Why do we always have to put up with a bunch of killjoys whenever this club is trying to move forward. What's this about a nature reserve planned for the old Newmarket Lane colliery site, eh? Bloody news to me! Honestly, I'm not been funny with the residents of that part of Stanley, but there other places in the Wakefield district where nature lovers can see all kinds of wildlife:
BRETTON COUNTRY PARK (NOT THE SCUPLTURE PARK)
PUGNEYS
WINTERSETT RESERVOIR
HEMSWORTH WATERPARK
NOSTELL PRIORY
NEWMILLERDAM
THE COUNTRYSIDE SURROUNDING HEATH COMMON AND WARMFIELD
ANYWHERE ON THE BANKS OF THE CALDER/HEBBLE CANAL
Adding to that for birdwatchers
HORBURY LAGOON
THORNES PARK
OR FAIRBURNINGS FOR THE REALLY DESPERATE.
We've already been rejected/let down by the council for a previous site and my father at his previous job at the council was sometimes able to gain access to the planning department and they have said that once we have a new ground, Belle Vue's going to be sold and turned into a housing estate, so developing what we have got at the moment is not an option at all.
So I urge all Trinity supporters to bombard the Wakefield Express/council in the coming weeks with letters pleading our case for the new ground that we need so desparately, because after all, this is not some off-the-cuff-hobby or eighty minutes worth of folly are even a shocking for of refundable-warranting violence as a dear "friend" of ours in Durkar believes it to be. This is part of Wakefield's culture, heritage and lifestyle we are talking about and without people who would like to see us move forward, all of it will disappear, forever. And do we really want to see our city become to outsiders a poor-relation suburb of Leeds (which we all know it definitely is not!) only famous for rhubarb, a crop originally associated with Mongolia and Siberia and a prison that houses some of the most notorious and sadistic criminals in the country and do we really want be known for that? Do we?!?!?!?!

| I can understand why non-rugby people would be bothered if they live round there. I wouldn't want, for example, an ice hockey rink on a field behind my house.
Politically easier this time though. The Thornes area was more of a Tory hotspot, and so it gave the Conservatives a reason to object. Also, Thornes Park has more of an emotional pull for the city, as it is the city's park. A lot less people will be as bothered about the site of an old colliery by the motorway, and so politically less of a problem for all parties.

When you walk onto the area where the stadium is to be built there isn't a single house visible ... any that are nearby are completely concealed by trees. the new road being put in to bypass Newmarket Lane means that traffic will not be passing these properties either.
It is an ideal situation and if you can't get permission to develop there, where there is only a handful of neighbours, then I don't know how anyone would get permission to build anything anywhere!!

The location is also an ideal place for a camp and I would be suprised if they did not visit it from time to time.

| In fairness to the people with the petition.
They live on a quiet country road with a few small terrace houses and a few large converted farm houses. They have views for miles.
When we build this stadium, a few 13+ times a year they will have a traffic jam outside their house and a big concrete structure to look at all year round.
Much as I want the stadium I can understand why they don't. The problem to them is there are only a few residents rather than 100s around the park so they are going to find it hard to be heard.
I hope they consider their houses in the design but if it was all down to my decision, they would lose out because I want a stadium and I'm biassed.

| Maybe the stadium isn't going to be there on its own. I don't think it will be in the middle of ANOTHER retail park but there could be oppertunities for others to use parking facilites.

To my knowledge as someone not in the slightest bit involved in the building/planning trade, I thought full planning permission included the submission of plans so detailed as to detail every minute bit of the stadium design such as architectural plans and the like. Full details as to the usage of facilities, what the roads leading up to the stadium will be made of, how many car park spaces, how many bricks will be used, what shade of white paint will be used in the car park markings etc.
I may be completely wrong, but for full planning permission I'd have thought all plans would be in place, which I wouldn't have thought would be developed and finalised in the time you've had. Maybe someone from SWAG can clear that up?

I think you are right and I also think that is what J30 M62 Trinty may have meant.

stick a pit back on it, I'm sure that would cheer em up no end, or better still stick a site there!!!!
Basically they (20 on the picture) just want a say in what goes on, and they want assurances that it's not all going to be kicking off right in their front or back gardens, which I am sure they will get, there isn't enough of a voice in that area to stop this project. In the end we will get our ground and they will get what they want, little disruption to their lives, fair enough really.

I don't think you need OUTLINE before you can go for FULL planning. If a project is sufficiently developed you can go to for a full permission which if granted allows an immediate start to construction. OUTLINE permission does not permit a start - you still need a full permision before you can start.
I think what usually happens is that if there is a large site then the developer will seek OUTLINE consent for the full site and then obtain full or detailed permission for individual parts of the site.
It may be an OUTLINE application for the Newmarket site with a detailed or full application for the Stadium at the same time. Maybe Jct 30 M62 Trinity could verify.

The designation "Green Belt" is a planning term and has nothing at all to do with the colour of the land. Many collieries when they closed were designated as Green Belt in the Local Plan.
The Newmarket site is classed as brownfield land as it has previously been developed (with a pit) as opposed to greenfield land that has had no development on it.
Don't get confused between greenfield and green belt, they are not the same.
Newmarket is "Green Belt" in terms of planning but it can still be developed. Its just a departure to the Local Plan which can be changed with the support of Wakefield MDC and the Government Office in Leeds.
