| I have not seen the Section 106 Agreement but I know that the Inspector is discussing Conditions and the Section 106 tomorrow before closing Statements from YCP, WMDC and LCC.
The Inspector is a very intelligent man and he is not going to allow YCP, assuming he recommends approval of the application, to build out all the B8, Hotel, Restaraunt etc. without some guarantee that the Stadium is built.
I think it is resasonable to allow YCP to develop some of the site before the Stadium in order to receive receipts to fund their investment into the Stadium and I suspect that they will be allowed to build some of the B8 prior to the Stadium.
As they have said work on the Stadium will commence mid 2012 and take 59 weeks I would not be surprised if they already have occupiers for a fair amount of the B8 and they are wanting to secure those occupiers and start on that as soon as possible so as to generate the receipts to build the Stadium.
I'm certain there is no problem - its how Developers work.

Sandalcat has sumed it up nicely. We can also assume WMDC learnt their lesson at Glasshoughton and they will also be
making this agreement tight so the stadium gets built. The last thing WMDC want is another building plot for a stadium with no funding to complete.

Totally agree but this is what licensing is doing to our great game.
Let me be the first to wish you well in achieving your goal of a new stadium at Glasshoughton. I would love us both to be playing out of new stadia by the next licensing round and continue our rivalry in SL 2015 and beyond.

| Although I can only go on what I have read on here, I get the impression that it all went well and I can satisfy myself with the thought that we gave it our best shot, and if it isn't approved, it never was going to be. If so, we would have two years to get Belle Vue into a shape that would satisfy the RFL. Without being critical of other grounds, it would be possible to get it to be as good as Craven Park and Odsal and Wheldon Road. If we can't, then that is it for ever, but I feel optimistic.

A letter was presented at the inquiry this morning by York Court stating that the stadium will be built first. They then went on to say that should we get the nod, building would start mid 2012 and take 59 weeks. The final stipulation following a discussion relating to conditions was an agreement with Leeds Council that should the development be approved, York Court will have to apply for full planning within 4 months of the result of the Public Inquiry.
On the grounds of that, I would suggest that the stadium will be the first thing to be built, but IA/TRB/somebody more involved will probably be able to confirm that.
No letter was presented at the inquiry yesterday. Here's the letter that was presented on the 8th of December by Yorkcourt (I believe this is what they are referencing). It states Yorkcourt intends to build a stadium, but nowhere does it state that the stadium will be built first or when it will be built! This is letter is only a letter of intent, not a legal obligation and has no standing in law, and the inspector made the same comment. Also, with a development of this size and the costs involved, there has to be a legal obligation in writing (e.g. a 106 agreement), to say building would start mid 2012 and take 59 weeks without this means absolutley nothing:

| That went well... a great piece of property bought for cash in Docklands off a very nice Eastern European guy. He said he liked cash in brown paper bags best of all and give me a discount for cash, which meant I could by a new massive 3D HD TV for the place from Harrods! I am a winner, my Eastern European friend is a winner and the tax man is oblivious!
Nothing new to see here then I see... same old, same old!

Ballcocks to being proud of losing! We have shown an overwhelming support for an overwhelming argument for Newmarket to be given a green light. Nothing else will do.
The campaign will then turn towards ensuring delivery of the project.

I'm proud of the effort we have put in and I'm confident we will get the green light. As a Trin fan for a number of years I've seen many failed attempts but none of them have gone as far and had the support Newmarket has, this feels like its the one that will finally happen.

Most of the occupants of that board are what the phrase 'you can't educate pork' was made for. Thankfully there are more reasonable fans around who aren't as bitter and twisted and understand the the situation BOTH teams are in. Nothing is certain for both teams but also nothing is yet ruled out for either. The picture will be clearer by easter.

Salford seemed to get some stick, perhaps its more directed to teams who's very futures in the top flight are inextricably linked to a new or improved facilities, meaning the emotions run a little higher.

I don't suppose any of the others were perceived to be directly pitted against their derby rivals in the 'stadium race.' It's clear that the RFL don't want both WTW and Castelford in SL, so the received wisdom is that whichever of us doesn't deliver on the promises made in our franchise applications for 2012-14 will get the boot, never to return.
The stakes are high and as such, there is more than a whiff of desperation in the air.
