Well, we got it today Lampy Boy...and of course I didnt go..serves me right I suppose. I call it the I dont go effect.It is weird how often that happens. I go for a few, gt p'd off..stop at key point...like today!It results in me only ever seeing defeats! Glad to have some good news though and in a strang way, driving back from Wakefield to Hull at 4.30 having been to see my old, cant go any more 94 y old, there in 1928 Wakey fan Dad, and hearing the delerium of the last try score, made me laugh a great deal. Well done. About time we had some good news.

Were we pushing for Newmarket ? - you bet your b*lls we were and we were still pushing for it last Wednesday evening when we met to discuss what could be done to push Newmarket forward when the Wakefield Express announced that a decision had been made to re-develop Belle Vue. We did not leak the story, as we were still looking at whether Newmarket could be delivered and we were pretty gobsmacked and brassed off when we heard of the news as some on here.
Do you want us to tell you what has gone wrong, if indeed anything has gone wrong ?
Well we don't bl**dy well know - all we know is that it has now been decided to redevelop Belle Vue and abandon Newmarket. Are wee peed of by this decision - just a bit - after all the time we have put in.
Can we speculate what has gone wrong, again if anything has gone wrong. Well I can have a good shot at it and I might be right but I equally may be wrong and upset what negotiations may come for Belle Vue so I'm sure you'll understand that its best if I keep my big mouth well and truly shut rather than peeing in the wind and speculating.
There are some on here who are happy with the decision to stay at Belle Vue. I'm not, but if the decision has been made then like it or not we, if we care about the Club, have to work towards obtaining the very best deal for the Stadium Trust and The Club. That will involve negotiations with a number of parties and having worked most of my career in Property & Land Development those negotiations are best served in private and not in the public domain.
The situation is simple, people can trust those involved in the project or not but all I can say is those that I know who are involved are as passionate about Wakefield Trinity as anyone who post on here.
One the other hand if anyone would like to take my place then please feel free to do so because I'm happy to stand down and get some sleep at night and not have my wife ranting at me because I'm sloping off to meetings at the drop of a hat or constantly on the phone to TRB.
I know you are sick of hearing this but please be patient, this is proving very difficult.'"
Hello SandalCat. Thank you for your reply. I can see you have put a lot into driving Trinity forward. I genuinely deeply respect that.It is not the people like you I distrust. Look, I do not pretend to know chapter and verse on all of this, but the time all this has taken, the referrals to secretaries of state, the Leeds Council shennaggins, the time and grinding slowness of it all..it is people in the corridors of power I dont trust. Something looks mighty funny about all of this. The ones it seems you have been remonstrating, negotiating and campaigning with are the ones I don't trust. Something is fishy about all of this I do NOT mean from hard working and club passionate people like you. Or at least that is what it looks like to those of us not as close to it as you. It frankly looks as fishy as high heaven...but we shall see.

Is it a definitive decision to redevelop Belle Vie or could Newmarket still be possible?
I can't tell as there is a lot of "if"s and "maybe"s in the thread.

| How is it possible to wriggle out of a s106 agreement? My understanding is that they are site-specific, so the development at Newmarket Lane was considered unacceptable, but was made acceptable by the agreement to provide a Community Stadium.
Sounds like York Court have played a blinder.

Indeed. I know there are people fom SWAG on here who have put years of work into this and I am not having a go at them. I have just thought the time, delays and to-ings and fo-ings nver looked right at all. It should not take 5 years to get a project like this. HS2 will probably happen faster. Never right and I feel SWAG and the rest of us have been hoodwinked..but I know nowt so maybe those that do would keep enlightning us as much as they feel able?

The situation now is the club has no money, erm, it’s never has any money!
So no grant money either, just the developers “bribe” how much will that be?
Therefore the only money available is the developers money, yet B.V will bear no resemblance to what’s there at the moment, perhaps they will issue fans with a crack pipe on entry.

| That's part of the problem people have fallen out with RL not always the club. No long term development plans, no structure from one season to the next and no continuity . The RFL have allot to answere for, but will never be accountable so why bother. Our and I repeat our game should have come on leeds and bounds . Instead it's spent valuable time trying to mold a structure it wants in locations that the public in general are not interested in

Is this a significant factor?
Reading this it seems with the RFL removing minimum standards for stadia means that we can't get grants from sport england/ europe/ lottery as it's no longer essential.

| What we as supporters need in order to be assured is a strong well written and conclusive statement highlighting where we are and what we plan to do.
This should include if possible what has derailed NM and what funds are available.
From their the club will be able to outline what developments can be made and over what timescale.
The timescale itself should be realistic and give supporters a clear light at the end if the tunnel.
This should be enough to garner not only support, but also reignite interest in the scheme and the club and perhaps put forward ways that this support can be utilised.
I think this needs to be done as a matter of some priority once we have established where exactly we are.

Indeed - which is rather against the spirit of the agreement isn't it?
Personally, I fail to see how BV will ever be revamped such that it becomes an attractive and prosperous place for WTW; it's in the middle of what is fast becoming a sink estate and whomever is going to deliver this new, new, new promised land would need to own BV and the adjoining Superbowl to have any chance of success. So you're probably looking at £12-15 million quid before any work has been done. If that hurdle is crossed, you're then looking at completely levelling the site and rebuilding absolutely everything - another £10 million or so?
I just can't see it.

It's prime housing land and as far as I understand it, has planning permission already sorted.
I may be a few millions out, but you're still looking at a massive pile of cash to get anywhere near the starting line.

I was thinking along those lines myself but i thought i'd read some where £4 million with PP for housing but rodders may have played a blinder with the condition of them not having a suitable place to move to.

The plots not as big as you think and with demolition cost and no planning consent and access issues it's probably not far off.
