Who picks up the ' tab ' if there is a shortfall between income and expenditure ?

Well I knew we couldn't make it to a full week after the licence announcements before the Cas/Wakefield stadium conversation came up.

Cas situation: awaiting planning permission on Wheldon Rd so that funds to build the approved stadium at Glasshoughton can be released
Wakey situation: awaiting the results of a public enquiry before submitting for full planning permission

Neither licence was granted on the promise of new stadia.

I hope that clears it up, but I'm sure idiots will continue to spout nonsensical rubbish on here about the subject.

No. The developers will have financed and built it. Wakey Council members will be queing up if/when it's completed to get their faces on TV come opening day. Whilst happy to pick up any kudos going they will not want to be stung for any extra financial outlay incurred by the beastie.

I suspect that a part of the service charge on the acres of new Wharehousing/businesses will be ring fenced to pay for the running of this Astrodome, but to ensure there's clear water between it and Wakey council, there will be some sort of Community Quango set up to take the fall if it all goes tits up.

Wakey Council will of course have a big say in its operation, and naturally all those extra rateable properties will be contributing to their coffers.

All this assumes that the revenue from the site will provide enough income to pay for the running of the stadium

Basically it is either a private venture , ie there will be somebody who will either make profit , or lose money

In any venture like this , there HAS to be somebody that will ultimatley sign the cheque , who will that be ?

In your simple world, where sitting at home all day hitting refresh on RLFans and boring everyone to death with split-quote essays on issues you know nothing about is considered to be a meaningful achievement, there may only be two legal entitities that can manage this proposed community facility. In the real world however, we don't always deal in absolutes.

Once again, for the hard of thinking, WMDC will have no involvement in owning, operating or funding this facility, beyond the initial land parcel that was made available as loan security.

How hard can it be to understand?

So who does ? , and how do they fund any shortfall ?

The Wakefield and District Community Trust will own and operate it, and will receive rent from the anchor tenants Wakefield Trinity and any other organisations who wish to use the facility.

So the community trust has an income , or a largish sum of money available to it ?

I'm not having a ' pop ' here , just trying to get to the bottom of something which I dont think many people including your fans understand

The Salford stadium is similar , as far as I am aware , Peel are building it , but the council will run it , so ultimatley the council will stand any shortfall , just as they do at the LSV,Stobart,KC,Galpharm and the Keepmoat

The trust will get money from whoever uses the stadium. Also, as a trust, they may be able to access funds from grants, although this I am unsure of.

Ultimately WMDC will not operate it, and will not cover any shortfall.

Fair enough , I'll leave it alone , its just strange for somebody to spend 20 odd million on something and it not to have somebody essentially own and guarantee it , thats all

The Wakefield Stadium will be underpinned by a number of other revenue generating facilities such as a hotel and the largest conference facility in West Yorkshire.

As long as they are built , bought and used , the LSV was meant to have retail , cinema , bars and resturants , which never happened

Is the trust going to be charging rental on the Hotel and Conference facilities ?

Or do you mean the building of the stadium , not the running costs , that we are discussing ?

Not when that "someone" is taking all the profit from the all of the other parts of the Newmarket development. Building the stadium with relatively minimal amounts being contributed by the Community Trust means that Yorkcourt don't have a Section 106 payment to make instead (& yes for a development this large it could be an eight figure sum).

Why the yawn? I'm trying to demonstrate how the franchise system can easily be played by clubs (especially the SL ones) to there advantage. The intention of starting this thread was to highlight these skeletons that have probably been kept quiet until after franchise day. Surely something worthy of debate don't you think?
