Completely agree about levelling the terracing at the back of the Screen to meet the SS. ThecWT slopes at a ridiculous angle from North to South. Making that section level would not incur on the houses behind at all.

I am sure they must be looking into it , but I am still not too comfortable with having a smaller capacity after going to all this expense for the development

Once the new stands are complete the western terrace will unfortunately be a blight on the modern ground. Should imagine that once the financial side of things improve ,the club will purchase the houses. Then build a stand of some description .

I can't imagine there is any point. It would would be a big investment that I doubt generates any meaningful return, given that most of the people who do stand on the WT are a hardcore that would turn up anyway.

Don't see that happening. Even at market value the cost would be astronomic compared to the likely ROI. Not that market value would apply, given the owners of the properties could and almost certainly would hold the club to ransom.

| If it could be achieved, I think the club would be far more likely to look for a scheme that doesn't require the purchase of the land and houses behind the Western Terrace and gives a modest low rise, covered end for the away supporters and those of the Leeds persuasion that either like to stand with the away fans or can't get tickets for busy games else where. I have to agree with the sentiment that when the new Main and South Stand are complete, the Western terrace will be something of a blot on the landscape.

The club would have to purchase either 6 or 8 semi detached houses. Whilst not cheap in the long run ,adds to the value of the stadium. As I previously stated this potential purchase would be a long time in the future. If all goes to plan subject to us having a decent team ,attendances should be high. So the club should be in good financial condition. Next season we will have two brand new state of the arts stand. Plus the Carnegie stand, and then at the other end of the ground a section of sub standard terracing. Presumably as in years gone by the RL will stage cup semi finals and internationals at the ground. Once again a good source of revenue.

Obviously some of the relevant houses will from time to time come up for sale. Be a good deal for the club to purchase the individual houses .The club could then lease them. I don’t need to highlight this to paul caddick. He is one of the top property movers and shakers in the country. Looking at the huge developments caddick has done in recent years, purchasing several semi detached houses is loose change to him. Could buy the whole lot and build new house flats etc etc. All linked in to new western terrace stand work.

| Some of the houses at the back of the western stand and ginnell are held be Landlords , getting regular income from them !!!!!!
So they may not come on the market that often or too eager to sell...

Although the financial side is a non-starter - it would cost £2-3m to buy the few semi's affected & millions to build a new stand for marginal gains in revenue over current income in a stand that might be full once a season - the planning system would fortunately prevent such a madcap scheme. There would be no support from residents, Councillors or MPs for a change of planning use to demolish houses on a pleasant cul-de-sac & build a tin monstrosity.

| They don't need the houses, they need the gardens.
FWIW I'm of the same opinion that currently it isn't worth it, although we could probably easily get a "temporary" roof built there to finally put an end to the old adage of some sections of away fans saying they wont come because there's no roof on the away end.

| One small section of concrete cast for the seating area left and a side wall section for the stand to be complete across the touchline. One section of steelwork left in the roofing and the side cladding steelwork left to do.
Pretty sure that this will all be completed by the end of the week.
