Which one is the rollin shack? If it's the old cats bar then yeah I will, although I do know for certain that the original plan for the old Cats bar were scrapped in favour of something more simple, but I don't know what that is.

Not heard anything about cutting back plans for the Gymnasium in the Rollin shack, as it was part of the community package which the council provided two million funding. Next season I imagine t will still be used for match day and other social functions until the East Stand I up and running. One idea I had for match days anyway should the Gymnasium not go ahead, is to make the Rollin shack similar to the Fox’s Bar with a subscription, for those more mature fans, who pre/post match, might not fancy the rough and tumble of drinking in the fan zone or in the concourse of the new stand.

It was in the JM podcast or interview on Trinity TV, can't remember which.
Won't be on the WMDC portal as it's not external or a radical change of use. I think his words were that the original idea was to costly (to run I think) and they had not yet decided what they were going to do going forward. That of course might have changed since then, so I will ask.

Although I’m a commit six member and already paid 8 months of next season ticket,I did mention something similar to a club employee regarding not having a covered stand although paying for that facility. Politely I was advised that I was actually paying for a seat which is still being provided in front of the hospitality boxes. I’m not about to take my bat home, I just hope it’s not raining on home match days. Also, I think the club are hoping enough of the stand with some roof will be available sometime during next season for the East Standers to sit in. All depends how quickly the building work progresses.

| I am sure that ground tickets and stand tickets are the same price, they certainly are on match day basis. I was also told if you had a stand season ticket you could also use it in any part of the ground. Thats my two penneth in support of the club.
However like all reasonable debate you need balance. A basic concession at Saints and Huddersfield both cost me £16 a basic standing /seated concession at Wakefield costs £20. I think standard adult have similar price differential. I know loyal regulars allow the club slack regarding this, but away supporters and the more casual ones may not. Considering our present facilities we may be pushing our luck a little.

| Vasty, if you still have your list of questions for JM at your tea and chat, I noticed the roof overhang of the stand has been reduced at both ends of the stand. The concourse North end of the new stand was to have the Family/Fan Zone which would have been protected by the roof overhang. Question “is the Family/Fan Zone still going ahead”.

6th July 2022 GA Roof Plan P5 with Revision Cloud. This drawing shows the roof overhang is removed.
6th July 2022 GA Roof Plan P5 shows the amount 7.425metre overhang removed.
The fan Zone area is showing on the initial planning application, I can look up that if need be. It does show the area is at the North end concourse behind the new stand.

7.425 metre of roof removed??
That’s over 24 feet of roof and is a significant amount of change, why?

The overhang that’s been removed (each end of the building, not the centre part over hospitality) has no part of the building below it. Just fresh air, it seems to be part of the value engineering.

comparisons between the two roof drawings shows a bit of discrepancy, the “plan P5 with revision cloud” with the red dotted lines shows a reduced overhang of 5.8 metres.
Best if you click onto the link and see the roof plans. It will make more sense if you can see them.

To save money. The over hang is behind the stand. Value engineering again but this at least its not affecting spectotors. Its more of a visual downgrade.

It's obvious isn't it?
Cost saving in an area that had no real value anyway.
There is an economic crisis on the go.

Correct bso why do some choose to make a huge drama out of a non existent crisis. The only downgrade so far that genuinely affect the rebuild is that of the North stand reduction. Everything else is purely cosmetic.
Even the reduction in the North stand capacity will have no effect on revenue as I think it will be some time before we exceed a capacity of 7,600 on anything like a regular basis and when we do then we address it at the time.

On the face of it, this is odd.
Why the sudden need to make amendments? You've already alluded to reducing cost?
But why?
Wouldn't the club have agreed a fixed cost with the developer before the works started?
And agreed the details of the job in prior knowledge of the available budget?

Not on material cost they won't, in most cases all costs are estimates, rarely are they fixed. All developments generally go over budget due to delays and unforeseen costs, but in the current climate its not a possibility it's an absolute certainty.
No developer will build at a loss, that would be stupid, so it's always an estimate rarely a fixed cost. It simply wouldn't work and wouldn't benefit us, the last thing we want is for our construction company to go bust half way through.
We have two choices. Find more money and we clearly can't or cut costs. I'd also suggest this isn't the end, it wouldn't surprise me in the least if there are not a few more to come. We simply couldn't have started building at a worse time, that's just a fact.
P*sses me off as much as anyone else but it's just how it is.

| I think it's the value part too.
If that was seen to be bigger than we needed why waste the money.
No different to any other project. Requirements are adjusted based on current situation.

| Costs are only going one way, we have a finite pot of cash, the value of which is ever decreasing the longer the build goes on. Much as an Energy company will not give you a fixed cost, or if they do they will inflate it to protect themselves, a contractor in the current climate will have mechanisms in their quote to cover risings costs, or they will submit an elevated figure to cover increases. Pure bad timings unfortunately. The designs were done some years back based on £12m budget, the reality of the build 3 years later is hitting home.

It’s amazing how mentioning the reduction in roof overhang when asking about the fan Zone going ahead, as this was hoped to raise revenue on match days, could raise so much debate. I’ve no problem with the club cutting building costs where practical, I know the redevelopment is a vital part when/if IMG announce licensing in the very near future.

Who’s made a huge drama about it?
If it was aimed at me I don’t know why.
I just thought 24 feet of roof seemed a lot and asked a question which instead of a normal straight answer I got your usual condescension and derision

Have a look at Harris Construction gone bust millions on the books in work but material costs have bust them.
