New document added today on the Newmarket Application,

I have reviewed the new information. On the whole it is a vast improvement and EH would not object to this scheme in principle in terms of design and layout.
The ES addendum has updated the noise assessment to some extent, so updated information in terms of BS4142 has been provided at the original 4 noise sensitive receptors but it has not accounted for the receptor to the south east on Bottomboat Road (this receptor was not of concern with the original plans as they were screened from the service yard by the buildings)
The applicants have provided an updated noise model which indicates the south east receptor would not be subject to adverse impact in . However this does not provide reassurance for the type of noise arising from the service yard area. The plan below indicates that the service yard and car park are elevated above the surroundings and it would be helpful to see a section from the service yard to the receptor. Given the general increase in noise which will inevitably be associated with the overall development in this location and the specific type of noise from service yards, I consider it reasonable to ask that the south east corner of the service yard has acoustic screening. I understand that the service yard to the adjoining development will also have this type of mitigation incorporated in the design.
With regard to the properties to the north of the site and the impact of the Unit 1 service yard, the sections they have provided don’t extend to the properties and I cannot tell what screening the topography provides. If it is relatively flat them my recommendation would be for acoustic fencing along the northern edge of the service yard. Given that they are already subject to additional noise at the back of their properties from the relocation of Newmarket Lane any additional impact from the plot 8 development should be mitigated as far as possible.
Please can you raise these issues with the developer.

After listening to MC last night, he mentioned JM would hopefully, make a announcement re stadium in the next week or so. I think that would take us beyond the next planning meeting Nov 18th, therefore it’s reasonable to think the 2 relevant applications will not be heard this month. Disappointed.

I think your own diligent reporting tells us what's happening here and to me, it's positive in a way.
It's complex and a lot of third parties are involved and it's these people delaying the issue, probably not deliberately. To me it demonstrates all involved are serious, dotting the i's etc.
I'd rather wait a few weeks and get both through the first time. In truth should BV and Plot 8 get full planning permission the first time then it shouldn't delay the far more critical phase 2. If all is above board then it's in everyone's interest to get the monies sorted and the build started as soon as possible, probably early in the new year

On listening to MC, he sounded quite positive about the project. Even though he didn't say anything directly, as it's JM's baby these days and he wouldn't want to steal his thunder, he seemed to talk about 'when' rather than 'if'.
This will make a huge difference to the club and ensure its medium-term survival.
We live in hope & optimism - a Trinity fan's natural state as we've had nothing else for 50 years.

Normally there would not be a planning hearing just before Christmas. I think there is a slim chance of a special meeting in December, to hear the 2 relevant applications Obviously that would depend on all the paperwork ready, and the Developers, Council and our club fully committed to getting the applications passed this year. We live in hope, but don’t hold your breath.

The same source says that the December one is specifically to deal with both applications. I'll ask but I suspect it was either ourselves or the developer who requested the postponement.

| Does anyone know what the plans are in relation to the actual building of it? What I mean is does anyone know whether the spade will hit the dirt at the earliest opportunity and we somehow squeeze into the bits of Belle Vue that aren't being built on, or do you think they will wait until the end of a season and then re-locate for a season as it is being rebuilt?

With the crowds we have we could squeeze in on the other two sides of the ground whilst the East Stand is being built, however we would have no seats to offer. I reckon it will be an off season job starting in September with a work around the following year. (Similar to Leeds when they opened the South stand in stages). It's not exactly a massive structure and once the steel goes up progress will (or should be ) pretty rapidly. 12 months is the time frame I've read but not sure if this is the job lot.

| I’d have thought they could (if possible) build the shell around the East stand then fill in the seating afterwards, limiting the time without seats. Or we could move to Featherstone or Barnsley for a season, assuming they’d have us.

I started a thread this afternoon “Tuesday Q&A with JM.. Apparently, he will be speaking about the Stadium, as well as any other matters that’s put to him. Let’s hope for positive news re the Stadium, and how the fans will be accommodated during the building work.

| The last time MC/JM talked about the build in any detail they stated the following or close.
The build will start in thee nee year. We will not be moving out the build will carry on through the season. That may have changed but I doubt it as it’s easily the most cost effective method.
I think jinjer is about right.
I think the east stand will be as a shell with temp seating at the front with the rest of the stand being built behind. It’s a common method, just takes some working out.
Suppose we will soon find out.

Someone has told me recently they’re looking at temporary seats on the west terrace, but I can’t remember who. No idea if it’s true or they misheard, but I’d have thought that would take quite a bit of work.

I was thinking about the state of the terracing already there and the height the front part would need raising to, but I really don’t have a clue when it comes to things like that. If it can be done cheaply and made to look decent, what would stop it becoming more of a medium term stand rather than temporary? Could it be left up for a few years because I’m whatever ever they decide I’m sure it would improve the view from that side?

The modern stuff they can build over almost ant surface, I've seen them on mountainsides and over water, it's all adjustable legs and stuff.
These two were at a race track in Scotland recently, together they hold 500. Probably enough to satisfy our seated ST holder.

I think we could possibly see something like this, perhaps only temporary until the new East Stand is completed. We Silver tops wouldn’t last long outside in the winter.

| Tonight’s Q&A with JM, they now have a fully funded scheme. Going to planning early December, obviously cannot guarantee will be passed at that time, if passed, we will see first phase work starting February, no decision yet regarding seating, possibly temporary seat on Western Terrace or North Stand. North Stand terrace will be substantially upgraded and have food/drinks stands.
Retaining current hospitality boxes for now, looking to upgrade the Western terrace in the future but no time frame given. The Rollin Shack (community hub) will have community changing rooms etc (details available on the planning site ) sorry if I’ve missed anything regarding the Stadium. There was other none Stadium related questions, but I don’t think are required on this thread.

This is absolutely excellent news.
I know we've had more false dawns than enough but the "fully funded" part makes this seem very positive indeed and after allof the shenanigan's at NM etc, could/would this really get knocked back

| Not really to do with our Stadium, but there are now some interesting comments appearing on the Castleford forum. I suppose as Rate payers they do have the right to look where the money goes. As far as I am aware, we only received a loan to buy the land, All other things I hear about Stadium council money is pure speculation.
From the Cas forum
I see Wakey have the finances in place so once planning permission is in place there revamp will be good to go. This funding i believe also includes a decent sized contribution from the council coffers. We need to be all over this demanding the same from Axiom and the council. Sitting around waiting is not good enough, there is plenty of mood music around within the game saying licensing will be returning, in fact it is even stated in Wakeys planning documents that that’s the plan. We need to get moving with some development otherwise our super league place will be at serious risk.
