Well according to some the original sale was under value in order to get it done quickly, which is probably why it's worth more now.

| Quote ="Sandal Cat"Thats good news for you. Surprised that its worth more than the original sale price - certainly bucked the trend of all other housing land in Yorkshire that has more than halved in value. You must have a slick negotiator.
Best of luck with the Stadium and hope to continue our derby games at Glasshougton and Newmarket.'"
There are now alot more plans for building round the area, all the river front is to be developed as well as the hicksons site itself which will have housing as well as other facilities, which will have pushed the land value up as any houses can be sold for a higher value. Also several people at the time said that we had undersold the value of the land in order to get the sale pushed through.
Things are looking pretty good for us now.
Hopefully you will get some equally good news on the 22nd of the month.

if you flood any market with an abundance of a product what ever it is the price will then either drop or stay un taken,
and the last any company wants is to have their money just sat there doing nowt

With places like villages its differant, one of the reasons people move to villages is to be in a more isolated and quieter place, if you change that house prices will naturally drop.
Theres going be more than houses built in that area, all the river front is going be developed enviromentally and comercially, which ben bailey should be the first to exploit, while the hicksons site will take a little longer to fully develop.

| Still can't see any rise in land values taking place, not in this neck of the woods anyway.
From reading "Robbo's" post on the t'other Cas board he is a little more cautious to say the least. And is he not a major shareholder?
According to him WR is not sold, you have an option to sell, with a deposit already paid (£200,000). Furthermore he seems to think any developer in the right mind would lose their deposit and renegotiate a new deal after the current one expired.- A point I can agree with.
You would imagine houses would be built at the same time as the wider development if you aim to charge more for them. Why would people want a view of the Hicksons site waiting to be developed- albeit for a few years?
Surely to charge more you would build houses at the same time/slightly after construction of the wider development has begun- then you can sell the houses as part of a vision of a new residential and commercial area, rather than the first part of a development- which to begin with will have very poor visually pleasing surroundings to say the least.
Not having a dig just asking for reference on what I read from another supporter and asking a genuine question; TBF the time for slinging mud has long since got very boring and counter productive.

I wouldnt pay too much attention to anything 'robbo' says he has a grudge against the club and has spoken alot of rubbish with no evidnece to back it up. Not long ago he was saying that the blast zone wasnt going to be cleared anytime soon. He has as much actual knowledge as 'rugbyball'.

Intrigue with the comings and goings of the neighbours or "curtain twitching" and nothing more mate. It's an awful social trait, but one you indulge in all the same- hence you reading my post in the first place.
TBF (as I confessed last week) the dark secret in my closet is my Saints shirt, never would the black and amber swing from my hooks!
