Now of course, prior to recent times, this worked well for developers and sellers alike, because the land usually rose in value meaning BB would have been happy to pay £6m because the land rose to say £7m during the option period but also the seller got some up front money and also was able to plan because he knew he was getting £6m.

Wakefield council have some kind of headquarters there, then you have NPS adjacent to it, across the road 13 blocks of offices (Fleming court), next to that an overflow car park, then a DHL distribution centre, next door to that is Dalziel foods then further up the road is a huge unit housing TEVA. I'm not one for believeing what RW says, but to suggest the area is unstable is ridiculous.

| Cas have been sorting out their ground for five years. It will will another five years before a development like this comes to fruition, the red tape involved is horrendous. And i think the figures quoted are way too high. The RFL will not look favourably on this development thats for sure. They hated the Richardson clan but trust me Richard Wright isn't held in much higher esteem at Redhall. Wakey may not be in superleague next year but this has put Cas in jeopardy also.

| It's maybe more likely to send us both down than keep us up, but the RFL may look at the future, not the here and now, and say that although Cas look better in 2011, there is every prospect that Wakey will look better in 2013, and it is a 3 year franchise.
My default position is that if Cas raise the money themselves and build the ground, good luck to them, because it is more than we have done. But is it just pre-franchise hot air? The crucial thing will be what questions the RFL ask.

Odd that because as far as I'm aware they quite liked Ted and perhaps gave him more leeway than they should have.

| It would take a MAJOR position shift at Redhall for Wakefield to be granted a licence. You never know because they do tend to move the goalposts more often than they change their underwear but I can't see it. The best chance would be a hugely increased TV deal and a 16 team league but as it stands at least one team will be going and our financial past and now a lack of superleague quality stadium kills us.

"The economic slow down has meant our plans have slowed from what we promised in our licence application," Wright told BBC Radio Leeds.
Wright added: "We are having at least three meetings a week on the stadium and it is our priority."

Castleford chief executive Richard Wright said: "We've been working on our new stadium project for some time. We still have a great deal of work to do to turn the dreams into reality but all parties involved are committed to making it happen."

The new Super League club selection process will now be determined by the awarding of a three year license to the successful clubs, to apply for a license each potential licensee or club should firstly meet the current minimum standards expected of them. Each area of prospective clubs will be tested against and should meet set standards as published and issued to all applicants with different definitions and criteria for each league or level on an annual basis. Only clubs that pass that assessment to the Super League standards will be seriously considered for a super league license for the period 2009 to 2011.

Finance and Business Management
Spectator Base, Community Marketing, Media, Club Marketing and Commercial
Playing Strength
The License application
Having passed the initial assessment processes as above, the list of all clubs that have the potential to be in the Super League competition will then be assed further by the RFL Board of directors. It will be the RFL Board of Directors who will finally determine the successful applicants, based on direction from the assessment process and if required “what in their opinion is best for the game” and effectively issue licenses.
Time tables
Applications will be invited in Jan/Feb 2008 by tender documents issued
Interested parties will asked to finalise submissions by March 2008
An initial cut of applications will take place in April 2008
RFL final assessments will be made during May 2008
The RFL Board will determine the successful applicants during June 2008
Announcements will be made of successful franchisees in July 2008

They liked him so much, that when we approached them to lend £350k they told him to go shove it (even though at the time they had doled out double to our friends in the principality), knowing full well it would cause us to go into administration and thus be the end of the Richardson era.
With friends like that, who needs enemas?
