| Quote ="TRB"The simple answer is 'yes', we do have to submit detailed plans for approval. This is more of a formality and exchange of views between the developer and the planners at WMDC about colour schemes and materials as well as the technical stuff like how many toilets / what access is available etc.....
As others have said though, there is no reason that the initial groundworks cannot commence straight away though, but don't expect it to happen on the 20th!
Then it's all down to 2 things - one is the speed in which the developer can get tennants signed up and two is the ability of Sir Rodney to tie up the funding promised and, possibly, additional funding to bridge any gap caused by the delay in 1 above!
I spoke with Sir Rodney recently and expressed my view that I thought it likely that we would be able to move in for the beginning of 2015 (the start of the next licence period), =#0000FFto which he commented that he was hoping to have it sooner!
I hope he's right and I'm wrong!

| Quote ="M62 J30 TRINITY"Are we expecting the LDF outcome before the 19th? as it will almost certainly indicate the result of the PI'"
This is a good question... & don't have a definitive answer!
The LDF 'target' was that the final inspectors report would be placed before the Exec and then the whole of WMDC council for ratification in June 2012 (this has always been the target). However, with all the changes in planning policy and shoe horning in a PI for Newmarket & two other consultation periods not originally envisaged because of changes in policy, then we are lucky not to be months behind with the LDF. I e-mailed the programme officer for the LDF (the person who effectively does all the technical admin work for the inspector) and asked her if she knew when Shelagh Bussey was likely to issue her final report and her answer was the report is due any time now, keep and eye on the WMDC website... which means I think even she does not know! I think whether or not the final LDF report is issued before the 19th June, that the SoS/Michael Taylor will have seen at least a draft copy of her report.
In fact, maybe both the PI decision and the LDF will be issued at around the same time because of Newmarket. As you say, the LDF is a massive indicator of the potential success of the PI and I am sure Eric Pickles and the current government would not wish to make themselves look stupid in anyway... but, given recent form... you never know!

Just to add to TRB's great post (as always ) it is technically possible to get the stadium built and occupied by start of 2014 season, but we are probably three months behind were we thought we would be at the start of the PI in December when we expected a decision in March/April. Also, if successful, Wakefield College will probably need to get their involvement (and funding) finalised and legal agreements sorted. They have of course publicly stated their intention to be involved and outline plans have been drawn up but they of course can't sign on the dotted line until the PI outcome is known. So, I agree with TRB, realistically 2015 looks to be increasing likely BUT it would appear that the Trust Board would like and will push for things to happen sooner.

Don't know if I'm setting myself up for a fall, but I am 100% positive.
I know you can't trust politicians, but I can't see how this cannot be passed with the country in the state it is in.

As mere mortals in this system we can never be 100% confident, even though I’d like to be. You just never know what goes on the corridors of power in London. Who’s pulling whose string and what vested interests are been trampled on. While to us the only logical thing is for it be passed, especially in the current economic environment. They live in a different planet to us down there (or so it seems at times), you just never know what their thinking. All we can do is keep our fingers crossed and hope common sense prevails!

| According to the Al Qaeda forum, the development won't get the go ahead because by building on green belt we will be killing trees, thereby taking oxygen away, eventually causing asthma in children. You couldn't make it up.

Is that the same thread that laments the loss of acres of beautiful green belt land and states that York Court are too skint to build the development?
On a related subject - will anyone own up to being raj poot?

| The same green belt (reclaimed colliery site) as GH, that they've been attempting to build on for eons?!??
Sadly when the good news comes out, the other forum will go into meltdown and they'll only have each other to turn on, oh and Dickie!!!

Unfortunately, it was inevitable that some posters on the Cas Forum were going to start and go down this route with their posts and I suspect it will continue from some posters until construction work starts... and possibly beyond!
I do find it immensely disheartening, because the only reason most of these posters want Newmarket to fail is because of the massive insecurity that exists around the franchising requirement for a new stadium (which we all understand!) and the lack of any positive news on WR & GH. They are mostly following the common narrative which has been pushed by the objectors and most of the stuff they are posting is ill-informed or wrong!
I am hate figure on Cas Forum for no other reason than for my support and work on Newmarket, which ultimately comes down to the same insecurities. Of course a similar common narrative has developed among these posters in that I hate Cas and want Cas to fail and my posts on RL Fans clearly show this however, you will be hard pushed to find these posts... because they don't exist! If someone want to go look, be my guest!
My wish is (and always has been) that Cas get what they want and can build there own stadium at GH.
On the subject of Raj Poot, well a couple of the less intellectual posters have accused him of being me... which I find rather insulting in some ways to be honest, but it isn't and whomever Raj is, he/she is clearly a Wakey fan! For the record, I do have a Cas Forum ID but I have never posted on the forum and never use any alias anyway, even on other forums unrelated to RL.
Also, while I am getting things of my chest, I have no vested interest, financial or otherwise to either the development of Newmarket, Yorkcourt Properties, Langtree Developments or any other company connected with Newmarket!
There, I feel better now!

Yes, they own part of the site, with Yorkcourt owning or having options on the remainder.

Yes, as in the Langtree in Langtree Park Stadium.
It is no secret that they own part of the site but equally, we don't know the extent of their future involvement in both the development and their relationship with Yorkcourt Properties. We don't know because it is Yorkcourt & Langtree's business alone and they haven't told us (why should they) and equally we haven't asked. I am sure that when we get the nod, as we hope we will, Yorkcourt & Langtree will of course be able to clarify their relationships (or not) going forward.

Sorry mate, didn't realise you didn't know that they own part of the site. They have kept a low profile but they did have representation alongside Yorkcourt at the LDF hearings but the planning for the site has always been under just Yorkcourt.

Not to mention the need for some employment opportunities, especially in the construction sector. Lets hope that this thing gets the nod

If/when the stadium is built, what do think it will be named? I don't think there could be another Langtree Stadium but "The YCP Stalking Horse Stadium" or even "The Rhubard Bowl" do have a certain ring to them.
BTW have shortened my odds on the PI.
Still not sure which Bar it will be either.
