| I have been thinking I was wondering if the decision might be released on Friday 15th June? I always thought that it was likely to come on the 18th/19th & no earlier, but a Friday afternoon is always a good time to release these type of decisions! That also said, I understand that Michael Taylor does not work on Mondays & that would explain why a Tuesday was chosen as the final date! So I wouldn't expect the decision release on Monday 18th if we it has not been released before.
Ok, talked myself out of this theory as I typed, so 19th still I think...

if........... when its passed there's no reason why the diggers can't go in straight away to level the area where the ground is going to be
we have an area near us that has been leveled twice but building has been delayed

If I remember the PI correctly there is a 5 week turn around in place between the 19th & getting full planning in.
As far as any preliminary works: roads, water, gas, electric lines ect I believe they can begin with outline planning. There is a matter of having units sold before work (on the stadium) would commence, but I think things will go public on that front shortly after the site getting approved. One of the quotes that sticks in my mind from the PI was the LCC barrister trying to quiz the YC representative over how many businesses were actually signed up. The YC representative turned to him and smugly said [i"That would be commercial confidential information to our client, but as you know, being the "economic heavyweight" of the region, developments like this are no longer "built on spec"."[/i
Really humiliated the poor women on a number of occasions that afternoon. to be fair she tired her best to defend what was in in truth a paper thin argument, which was shown up for what it was.

| The simple answer is 'yes', we do have to submit detailed plans for approval. This is more of a formality and exchange of views between the developer and the planners at WMDC about colour schemes and materials as well as the technical stuff like how many toilets / what access is available etc.....
As others have said though, there is no reason that the initial groundworks cannot commence straight away though, but don't expect it to happen on the 20th!
Then it's all down to 2 things - one is the speed in which the developer can get tennants signed up and two is the ability of Sir Rodney to tie up the funding promised and, possibly, additional funding to bridge any gap caused by the delay in 1 above!
I spoke with Sir Rodney recently and expressed my view that I thought it likely that we would be able to move in for the beginning of 2015 (the start of the next licence period), to which he commented that he was hoping to have it sooner!
I hope he's right and I'm wrong!

However I suspect that as soon as we get the approval there will be massive political activity behind the scenes to get our neighbours from Cas to come and share the stadium.

This is a good question... & don't have a definitive answer!
The LDF 'target' was that the final inspectors report would be placed before the Exec and then the whole of WMDC council for ratification in June 2012 (this has always been the target). However, with all the changes in planning policy and shoe horning in a PI for Newmarket & two other consultation periods not originally envisaged because of changes in policy, then we are lucky not to be months behind with the LDF. I e-mailed the programme officer for the LDF (the person who effectively does all the technical admin work for the inspector) and asked her if she knew when Shelagh Bussey was likely to issue her final report and her answer was the report is due any time now, keep and eye on the WMDC website... which means I think even she does not know! I think whether or not the final LDF report is issued before the 19th June, that the SoS/Michael Taylor will have seen at least a draft copy of her report.
In fact, maybe both the PI decision and the LDF will be issued at around the same time because of Newmarket. As you say, the LDF is a massive indicator of the potential success of the PI and I am sure Eric Pickles and the current government would not wish to make themselves look stupid in anyway... but, given recent form... you never know!

Just to add to TRB's great post (as always ) it is technically possible to get the stadium built and occupied by start of 2014 season, but we are probably three months behind were we thought we would be at the start of the PI in December when we expected a decision in March/April. Also, if successful, Wakefield College will probably need to get their involvement (and funding) finalised and legal agreements sorted. They have of course publicly stated their intention to be involved and outline plans have been drawn up but they of course can't sign on the dotted line until the PI outcome is known. So, I agree with TRB, realistically 2015 looks to be increasing likely BUT it would appear that the Trust Board would like and will push for things to happen sooner.

As mere mortals in this system we can never be 100% confident, even though I’d like to be. You just never know what goes on the corridors of power in London. Who’s pulling whose string and what vested interests are been trampled on. While to us the only logical thing is for it be passed, especially in the current economic environment. They live in a different planet to us down there (or so it seems at times), you just never know what their thinking. All we can do is keep our fingers crossed and hope common sense prevails!
