Im not vexed, Im just trying to give some ballance to your blinkered horse in rose tinted glasses approach. Because to be quite honest I would have a lot more respect for your proposals if you were not so dismisive of any potential downfalls, and other peoples genuine issues.
At the end of the day most trin supporters will use the stadium for 2 hours every couple of weeks for 2/3 of the year, where as the residents who live on newmartket lane or methley may feel the effects 24 hours aday 52 weeks a year. As you point out some may benefit from jobs but many more will not, some will use the stadium and sports facillities again many will not. This being the case I personally think they have every right to be taken seriously and treated with some respect, as not to do so simply makes you look selfish.
To be honest I dont think much of what the fans say will make any difference to the actual development it would be like getting a Job refference from you mum.

You haven’t really given any balance at all. You’ve made up a few scenarios and gone to town on them. I don’t think anything I have written has been disrespectful to any of the residents, or dismissive either. Any issue the residents have, which by the sounds of it the industrial element appears to be the main gripe, are best directed to the developers. You seem to have a problem with me saying such a thing.

So are you saying people who have vested interest in the development can not have an influence? Well that works both ways does it not? So there’s no point in the residents forming a group opposing the development as it’s like getting a job reference from an ex partner or somebody you robbed?

Although I’m hopeful of the development coming to fruition, I will believe it when I’m stood in it. What I don’t feel the need to is trawl the Castleford and Featherstone forums finding reasons as to what problems their respective stadiums are facing and why they will not be built.

| It is clear that rugbyball and most of the rest of us on here sit on different sides of the fence. None of us on this side are being dismissive of those on the other side, but we are clearly biased in favour of the scheme as this is the result of the work we have been doing. Why rugbyball cannot respect our right to that view and appreciate why we are defensive of this position is a little strange TBH.

Traffic? We have been here before.....the answer is no!!!
Noise?? Again no!
House Prices?? Again no!

| As a Stanley resident, a Rhinos supporter and construction professional I have already made my views known on previous threads and also endeavoured to give an unbiased professional view... so will not comment as such on this on-going thread.
However, this did seem to be the best thread to post this news on as I did not really want to start a new one.
I have just rung the planning office to get the application number so I can keep track of the application for professional reasons... and they have not submitted it yet! They did say they have been and are expecting it, but it is not in yet!
Just thought you should all know.

| without wanting to dismiss the residents around newmarket too lightly surely the fact is that they live smack next to a motorway and a spent coal mine. this is not a leafy part of north yorkshire nor is it a thatched house in devon. the fact is wakefield is an industrial city who s proximity to the motorway network is its lifeblood by providing a perfect distribution hub. that is the reason companies like coca cola choose to invest millions in building their factories and warehouses here. in the same way many years ago that the coalmine was on newmarket lane.
sorry but if you want rolling countryside you bought the wrong house !

| It always stikes me as funny that posters comment on how bad it is that something hasn't happened yet, without knowing what the individual milestones are on the project plan. Just because the application isn't in yet, does not mean we won't get it in with the planning office in time to deliver the stadium on plan.

I think you are misjudging Inflatable Armadillo - he posted several weeks ago with very interesting opinions and information.
He is a Leeds supporter living in Stanley, therefore neutral, and having seen the plans he was very impressed by them, completely in favour of the development and confident the planning permission would go through.

It was purely meant to be a factual post based on first hand information of calling the planning office yesterday.
In reply to the OP I do understand that they want to start the enabling and highway works in April and this, while maybe not being on the critical path on the programme (I don't know, I have not seen it), was they said, driving the proposed stadium start in late 2010. As such, it does need to go in as soon as they feel able to submit, because if it does get called in by the Secretary of State's office, it will delay things slightly longer. You can pull back weeks, but months is harder!
Listen, I want to flog the successful Main Contractor(s) our steelwork, so in this current market place the quicker the better for me! Plus we are quite good at stadia, so I do want to get on the tender list.

| would hate to be a "stick in the mud" but if it did get referred to the secretary of state, who would be making a decision, this government or the next?? bearing in mind that the tories would probably be more in favour of the development than the people who are in now (that is my own personal opinion) and i also note that the prospective conservative candidates for both the council and mp are BOTH in favour of the development (i have no connection with either).

| I dont know if this question has been asked already but when you apply for planning permision will it just be for your new ground or for the whole development. The outline planning application is for the whole development as without the industrial element the construction of the stadium is not viable. If it’s declined then I have no idea whether there is an appeal process, but if not, then there is no new stadium.
If it's granted then the detailed planning application will be submitted fairly swiftly. I believe the plans for this are already well on the way.
As an aside, today’s express has Demetriou outlining his ambition to lead Wakefield out in the new stadium as long as his body holds out, and also the Express comment, under the heading ‘Vital to get behind ‘Cats’, is very supportive too;
