It's hilarious. The Cross Points 33 development up at Knottingley falls within WMDC planning control.
B8 industrial, same as Newmarket. Took 2 years from planning approval to TKMaxx taking up residence there.
The way this site was sold is something else:

It appears the difference here is a developer who actually wanted to build the whole site out and actively tried to promote it. What we have at Newmarket is a developer who wanted to build to their own agenda, the minimum, Newcold, and hold off on the rest of the site until later. Why? Well, based on the Yorkcourt back of a fag packet effort that they sent most recently, I think we all know why. They've waited for the time when planning on the site expires, which I believe it now has, so they can reapply for reclassification of the planning to housing so they can maximise their income.
Common denominator on both sites is WMDC. They've delivered on one, very quickly, but not on the other. Why?
Lot of fingers pointed at WMDC, and rightly so. But it's an understatement to say that the agenda and motivations of Yorkcourt has a lot to answer for in the timeline of this saga.

Yorkcourt are only as untrustworthy as they are being allowed to be. If WMDC were doing their job they wouldn't have the chance.

If they were serious about building the stadium they could just ignore the trigger point completely and start building it. That would then give them an incentive to start signing people up for the rest of the site, instead of letting them go elsewhere.
The trigger point is a maximum that they can build out before starting on a stadium - there isn't a minimum!!

| I think they would argue they need the 60000m2 (I believe at the PI they wanted 100k) to provide the necessary funding to start building, not being a cash rich business.
Still the lack of on site promotion tells you they ain't trying to market it at all.

They did and agreed to a new S106 Agreement but when they produced the Heads of Terms it was crack, far worse the the one we have so it was rejected.

Yes and it was to be covered in a new S106 Agreement with the Unilateral Undertaking being torn up. However when we received the draft terms for the new S106 Agreement they were totally unacceptable to the Trust and the Club and were rejected.
