If all the units are bought in advance by pension funds the capital is there to build asap. So that's a big bonus for us!

A pension fund investment in single units is not viable or tax efficient, investment in the land as whole will of course be a longer-term possibility but it has to remain viable development land and reasonably well occupied to retain land value. Developers make their money in the shorter term by the building and selling/long term lease of units, Yorkcourt may well sell to a pension fund investment in the long term but they would really like it to be fully occupied to get the best possible price for the land. It makes no sense in the longer term to build spec units. The large units will only ever be built when they have a confirmed and signed sale/lease deal. Rumour is Yorkcourt have the a tennat for the large unit already and at least a couple of the other larger units.
Also, Wakefield does not have that much unoccupied B8 space, some spec units are empty at J31 but it is minimal an J41 has no space at all. This myth that Wakefield and the region as a whole is awash with available B8 space is just that, a myth! |

Just searched for "call in: active" (meaning an application was called in and is still being decided) between the dates of April 1st 2010 and today; and found that a total of 0 applications had been called in by the SoS between those dates.
Maybe the bluff about "handing power back to local councils" by the con-dems was actually more than bluff.

When it states "more than of local significance" it doesn't mean that this refers to National significance, this is your assumption, it can mean a development that affects bordering villages, towns or cities and in this case it plainly does affect Leeds and it also has the effect of joining areas together which are seperated by a certain amount of green belt land (this in itself is part of government legislation) and this is the major concern of Leeds Council and WILL be the major concern of the SOS. |
