| My understanding is they can't do anything on plot 8 until the 106 is signed and the funds are paid in to an account . They can put in mine for safe keeping. Let's hope he doesn't mess about, sadly I still don't trust him.

refer to your e-mail of 22 December 2021 referring to the Secretary of State for Housing, Communities and Local Government ("The Secretary of State"icon_wink.gif an application for planning permission for the above development.
The Secretary of State has carefully considered the case against call-in policy, as set out in the Written Ministerial Statement by Nick Boles on 26 October 2012. The policy makes it clear that the power to call in a case will only be used very selectively.
The Government is committed to give more power to councils and communities to make their own decisions on planning issues and believes planning decisions should be made at the local level wherever possible.
In deciding whether to call in this application, the Secretary of State has considered his policy on calling in planning applications. This policy gives examples of the types of issues which may lead him to conclude, in his opinion that the application should be called in. The Secretary of State has decided not to call in this application. He is content that it should be determined by the local planning authority.

Funds are there the scheme is still only at RIBA stage 2 though so basically only a concept as it stands. Few more stages to go before it is able to be accurately priced.
As I understand it they are hoping to complete the demo and get temporary stand up over Easter with the bulk of the construction starting in the off-season.

I believe on the latest pitched you can use temporary markings, a bit like the stuff the refs used to mark the penalty spot in football a few years back.
How practical that is I’m not sure but you’d imagine the rugby markings would be permanent and the footy ones added when needed. As we are not yet sharing with a football team yet then the most basic markings will probably suffice for anyone hiring the pitch.
Agreed though could get tricky if day Wakefield FC moved in, would be interesting to know but even then would only affect the two cross over months.

As stated on many occasions the development has nothing to do with what division Trinity are in. The funding is totally independent of the club. The only issue would be paying our loan on the ground. However as we borrowed off a friendly council then you’d expect some support there.

The planning wasn’t rejected during the period required so that’s all ok.
No idea regarding the cash but I expect it’s all done. I don’t think the club will announce it tbh as I suspect the mechanism is a bit more complex than just handing over a cheque.
Spook when the diggers appear in the car park I promise I will be the first to let you know as I think that will be the key sign.

Don’t worry I’ve got my satellite team focussed on the car park... they pick up potential signings doing donuts... and they have programmed the system to check for caterpillar tracks...

| I'm hoping Cas's new direction is a good thing for us.
They are relying our model of a developer offering a "sweetener", to change one set of plans, for another, via a S106.
There is no way WMDC will participate in another S106 of this kind, if our developer plays silly games and lacks good faith.
Cas's can't happen if ours doesn't, and WMDC can't be seen to preside over 2 failed sweetener S106 arrangements!

The reason we refused Wakefield AFC playing at Belle Vue was due to us wanting to keep our pitch in good condition. One of the many advantages when we have our new 4g pitch installed is it will be able to cope with multi use.

I get where you're coming from mate but to be fair to Fev (on this issue only) they do allow lots of amature finals and other stuff on their ground which does't help the pitch.

Not sure allow is the right word, they get paid. That said the biggest culprit will be be Wakefield FC. A good money spinner but hard work for a pitch that isn’t great to start with.

Once again, their choice. Fev elected to bring in and erect stands around a wholly inadequate pitch. They now have decent stands surrounding a piece of land that is unfit for purpose and always has been. When considering the ground developments, they should have turned the pitch through 90 degrees, levelled it then built around an adult sized pitch.
The same goes for Cas. They have decided to remain at Wheldon Road and that is the correct decision for them but this has to be the opportunity to create a full size pitch that doesn't make the game look ridiculous. They have to flatted their main "stand" so with plenty of space behind, this is their great opportunity to get it right.
