| It's obvious now that Newmarket will never get built. Crowd funding for legal action is a waste of time because the courts always side with big business. I know I will get shot down for suggesting this but how about crowd funding for a refurbished Belle Vue . Obviously we need to negotiate a long lease with the owners of the ground first but a gradual featherstone_style refurbishment over 5 years is the only way we can retain superleague. I am sure with a definite 5 year plan and appropriate crowd funded health and safety work completed in the closed season we would get approval of superleague to stay here. Start shooting

| Crowd-funding for £100,000 is one thing. Crowd-funding for 10 million is another.
That's the answer.
And forgetting Newmarket means letting them off the hook.

I appreciate you mean well but it's the other way round. Forget BV and keep fighting for what was promised. BV will never provide the solution and never would. It was just a smokescreen, amongst others, by the previous trust chair. Remember him saying, don't bid for BV,it will only push up the price! Yorkcourt have got it sorted!!!

| We simply cannot let those responsible for this off the hook. I am sure this would be music to the ears of the council & developer and I seem to remember that MC was advised not to bid on Belle Vue. We have to fight on for what is right and just.

This.
Let Belle Vue go. We had a promise of a 12,000 stadium at Newmarket following the PI which should have been backed by a cast iron S106 Agreement but wasn't. The Council blame the SOS for that but you can form your own opinions on that. The Council and Trust Chairman at the time agree to exclude Newcold from the trigger following legal advice that was never taken. Don't bid for Belle Vue - you can see where we are heading - and now terms that are a million miles away from the perfect agreement that was promised.
We will fight this to the death and that's what may be the end result but we will not just lie down and die, not whilst there is still breath in our bodies.

| Given i've never thought it was the right place i'd have no problem with forgetting Newmarket if they want to build a brand new stadium somewhere else like by the new city centre bypass. Plenty of space there, better position for us and they get the ripe development land which will bring in plenty of revenue for the council. Everyones a winner. But they have to pay for it one way or the other.

Sandal cat, is the Heads of terms covered by a privacy clause? If not can't we "publish and be damned" let people actually see the terms being offered?

So if it was possible to do that, why haven't yorcourt said there's your money, off you go and build it there and leave the Newmarket land to our greedy selves?they don't have any money but will if we cave in on Newmarket.

The bulk of the content of the HoT have been reported by Jeremy Cross.
The total document barely fills 2 sheets of A4.

| Who is behind Yorkcourt 2008, who are the directors, what is the relationship between Creecraft / Jones and Mackay, I presume that the Council have carried out due diligence on Yorkcourt 2008 ( no really I do .. well no I actually think the council have no idea who they are dealing with ), Does Yorkcourt 2008 have any asset value etc.

| We've been playing nicely and diplomatically for years now, has the time come to take off the gloves and hit them hard by exposing all the lies?
I suspect there'll be a few twitchy bottoms out there.

| Box is hugley incompetent at the very least. The councillors I have written to appear to have no clue as to what is going on almost to the point of "stadium? what stadium?". What a complete shambles of a local council.

| Refurbishing Bellevue to make it superleague acceptable cannot possibly cost as much as a new stadium and the main advantage is it can be done over a long period once safety concerns are sorted. Shiny new stadium out of town have not worked. E g Salford would have folded if not for the Doctors deep pockets.

One small example of issues with that- where's the match day parking?

FFS how many times must this be said, we don't even own Belle Vue, how the hell can we refurbish it. Don't kid yourself the bloke who owns it has his own self interest and the sooner he gets us out the better, he has plans for housing on there and nothing else.

Please let Belle Vue go, it's a distraction that is not helping the situation.
Firstly you have to buy it and then rebuild it. The cost would be no less than a new stadium and a long period is something the club does not have.
Please let it go.

| But Yorkcourt never intended to build a stadium and never will. Even if a legal challenge got somewhere they would declare themselves bankrupt and start up with a new .name . It happens all the time. I am suggesting an alternative. How come Featherstone managed it . We have wasted too long chasing white elephants. It the club thinks that some legal challenge is going to be the answer it will be money down the drain. Let's face it despite all the abuse Box Walker and Mackie get on here they have played a winning game .

For a start FEV owned the ground and I believe sold some land they also owned

| They have parking at Salford but it is easier to get out of Wakefield prison . How can you use parking as an excuse for not redeveloping Belle Vue . People find somewhere to park now and would with a refurbished ground. As for the fact we don't own Belle Vue that need not be an issue if a long lease and fair rent can be negotiated. The owners gave previously talked about a retail development on the old superbowl site. This could be more viable with the ground in regular use.

So you are advocating a fortune been spent on a ground that is owned by a private developer who can then change the terms of the agreement whenever it's up for review? No offence but I am glad you are not negotiating on the club/stadium trusts behalf

I would say corrupt rather than incompetent - incompetence implies he doesn't know what he is doing, and he very well does. I hope the club are keeping the RFL informed in the matter as well, if nothing more to say "look at what we're dealing with".

| I am suggesting something which is possible rather than a fairy story. Time us running out . Legal battles aren't won over night. They drag on for years whilst lawyers line their pockets. We need a plan that will keep us in superleague. Staying at Belle Vue can achieve that . There doesn't appear to be a plan B. Superleague are not going to sanction a stay at Dewsbury based on a hope winning a battle in the courts. Those of you who think you know best hopefully have an alternative to Newmarket because Newmarket was always a way of Yorkcourt building Newcold and nothing more.

| There is a salient point in what the poster is saying. Should we end up going down the legal route the question has to be asked will it lead to Yorkcourt doing what they should and build the stadium? If we lose obviously not but even if we were successful would they build it? No, would they hell. It would quite possibly result in their liquidation and the likelihood of the remaining undeveloped land being put back into greenbelt. So any other developer taking it on would have to fund a very costly and time consuming planning process for land that has some of the land and potential profit removed thanks to Newcold and possibly Clarks and then the fact that there would be a £10 million stadium sized hole in any potential profits as well. Its just not commercially going to happen, its not worth it. I'd imagine the £2million council contribution will disappear again as well.
Now it would stop a few people getting rich off the land by not carrying out their promises and i like the thought of that but i hope there is hard, irrefutable evidence of wrong doing tucked away in a drawer somewhere and not just the supposition and beliefs we have of foul play as that won't stand up in court and the money will be going down the drain. But ultimately the question has to be asked, how do we end up with a stadium as win or lose sadly it ain't happening at Newmarket.
