This date is THE key date of the year / decade / century. It holds the very future of our club and can be the springboard towards a bright, stable and succesful new era for us all.

Not wanting to appear negative, but why is it pushed back so far, given the timescales we are working to with regards the franchise application - is it because there are still elements of fine tuning to the application to finalise to try and avoid any hitches?

It has been stated on here many times that finance is in places. Can you give us a break down of where the money is coming from, and if it has actually been secured not just "identified".
For example:
York Court £5m
Loan secure from HSBC on Council land £2m
Grant from Sport England £2m
Wakefield College £3 m
Not:
Errm York court are putting some in
Wakey College are coming on board
Associated Funding blah blah blah
Loan on council land, but not sure who off
Im sure everybody would feel a lot better knowing exactly where things are with funding as without this
if the community trust get planning permission they will be no better off than Castleford.

The delay up to now has been whilst all the final details are put together. The 22nd is the earliest available date for the committee.

I would never expect to have the full details of the funding package, and there may yet still be changes up the detailed plans being completed - and even then it could change if someone else comes in.
You have mentioned the major parties involved, with Yorkcourt being the key player as they are, in effect, under-writing the thing.
The committment has been made between the Club / the Community Trust and the Developer.

| After the 22nd it won't be the beginning of the end of our struggle to build a new stadium, but more the end of the beginning.
There's still a long way to go, but things are really looking good!

Its good that we've finally got a date but whats the potential scenarios and timescales involved with the regional office? And depending on the right outcome how long until the application for full planning permission goes in because that can take 2-3 months in itself? Its getting a little tight timewise is it not?

| We look to be in a position to submit full/detailed Planning as soon as we get the nod on the outline from what I understand.
Bearing in mind Cas allegedly have outline permission and a design they still have not submitted detailed planning application (which seems a little strange to me given timescales).
We will be ready to get ours in as soon as the outline is granted so in just over a month we could well be ahead of them, we are certainly not as far behind them as they would try and have you believe.
Keep the faith guys, next month might be the best one of the year - not that that will have been too hard this year

Why what business is it of yours, you only come on here to be negative, you clearly don't like it when it's not to your agenda.
You need not concern yourself over the finances, your lot have one agenda and that's the ground/development being built on the Newmarket site, and your losing it a bit as far as I can see.
I doubt that you are even left with the support of Leeds city council anymore, as the land on their side of the m62 is also up for sale for development so their objections would be somewhat hypocritial, a bit like your own.
Crawl back under your stone, because if it's not us, it's only a matter of time until it's someone else.
PMSL when it is us though.

Normally what happens in situations such as this is that on 22nd October the Council will either refuse the application or they will give a "Mindful to Approve" decision. As the application involves Green Belt and a diversion from the current Local Development Plan the final decision lies with Government Office. They can either pass it back to the Council and allow then th formally determine the application or if they feel the application is a significant diversion from the plan they can put the application to a Public Inquiry.
As the land in question has been designated for Empoyment/Commercial use in the next review of the LDP then it seems very unlikely that GO will look to a Public Inquiry. Why would they go to the time and considerable expense in thest times of cutting Public Expenditure of a Public Inquiry when the land is gouing to be developed in any event. I am in no doubt that there will NOT be a Public Inquiry and Ouline Consent will be granted.
As to timescale any planning application when granted has to wait 28 days before been formally ratified to allow for a period of "legal challenge". Anyone can mount a legal challenge but that challenge has to have some substance behind it and it has to be on the grounds that the Council has missed something or disregarded something fundamental in determining the application or not followed correct procedures. You cannot mount a legal challenge just because you don't like the decision thats been made. I believe that is why the application has bben delayed - to allow YorkCourt to ensure that all the required information and reports are submitted and following the correct procedures.
I think therefore we could have a ratified and valid Ouline Consent by the end of November.
Then there will need to be a detailed or reserved matters application for the Stadium and Infrastructure. I understand that the application is pretty much ready to be submitted and could be submitted after 22nd October if its felt that the risk of a legal challenge/public inquiry is small or wait until the end of November. Assuming we wait until the end of November the application should be determined in 3 months at the latest. As all the work will have been done at outline stage it could be turned round in around 8 weeks so we could have detailed consent by the end of January 2011.
I believe that funding is in place so if the process of obtaining tenders for the stadium runs in parallel with the reseved matters application we could see a start on site in Februay/March 2011 with a completion of around March 2012 just in time for the Start of Super League 2012.
That programme is very tight but I believe achieveable with the cooperation of all parties involved but it may be wise to have a contingency plan (Oakwell) to cover any delays.

Surely, if it goes through planning, it will then be submitted to the full council? Are you under the impression that, at this point, if successful, the Councillors, including the Leader , will just rubber stamp it?
Also, when will that meeting convene? Let’s hope it’s not another few months before that goes ahead, otherwise the club will be sailing close to the wind regarding the Licence application.

Why do you need to know where every penny is coming from? We've been informed that all the funding is in place and like Castleford it will either get built or it wont, its as simple as that and only time will tell.
Just wait and see and in the meantime keep hoping that both the Community Trust and Castleford have not got the funding so don't get to move into new Stadiums.

| I am so very hurt by your replies.
So its ok for people of here to speculate and insinuate about funding for the Castleford stadium, but not yours.
Now if you really wanted me to go away or knock me down a peg or two, showing that you have funding would have been a great start.
I guess some one has to ask the pertinent questions, as people on here are quite willing to just follow the leader
