That's how I read it. Funny how when we asked for freedom of information on legal advice etc we were told it was not in the public interest to release information. Suits council now to release these figures.

The Red Book valuation is what it is. The actual value of the land is whatever someone will pay, or in our case, it's whatever someone HAS to pay in order to purchase.
Manni is not daft; he knows how much we need the land.
With development, that purchase fee will seem great value...the "estimated a value of £1.7m for the stadium and land based on current use. The estimated value with enhanced planning permission (after redevelopment) for both sites would be in the region of £3.5m to £4m."

Correct I suspect - there is far more to this deal than meets the eye imho.
However had the Council and the right honourable Sir knob not have told us not too, we could have purchased both site for considerably less in 2015. This is made even more ridiculous when you consider the following. Even had the opinion of the time transpired and eventually either had it purchased for us as a fob off by Yorkcourt or we finally got NM it would still have been a worthwhile investment by the club as its value has increased since 2015. At 1.7 million it is a fair bit more than Mani paid, yet still Box and co told us categorically not to bother because all was in hand.
Now some how we have had to pay almost 3 time what it would have four years ago - pathetic work WMDC.
As you say though its real value is what we were willing to pay and one has to assume the figures and the reasoning make good sense to Mr Carter and co.

Mostly true - apart from the fact that prior to this flip by 88M, we could have purchased it for half the price; but we didn't, because of the intervention of Wakefield's sainted son, Rodney Walker.
So it's a nothing story in terms of the red book valuation - but a big story in terms of 88M making a mint purely by virtue of getting the right information at the right time, from someone in the know.
It stinks.

| I've said before and I know some don't like it but not buying the ground because someone told you not to, does not sound like Carter so I'm sure there is more to it.
If it's true, the mistake is on our side not SRW or the Council.

| Oh, agree absolutely re: the misdirection by WMDC, when we first had chance to buy the ground.
This time round, Manni is a business man and was very aware of the importance of the land to us. Could he have sold it for that price to anyone else? I very much doubt it. But we needed it - it's worth £3m...to us!
I'm sure Mr Carter wishes he had played along, but bid anyway the first time round.

| How much did it cost Manni to clear the site though between purchase and sale? Demolition isn't cheap especially when there is little value in the waste to be cleared.

Well you're wrong and I have it on very good authority - how the hell you come to the conclusion that its our fault its beyond me, fickle even for you. I suppose you could argue the Councils culpability depending on how pedantic you want to be but Walker was head of the Trust at the time!
You do realise what we have just done is what MC wanted to do at the time - loan the money and buy the ground as security but the Box apparently received some of his legendary advise that nobody can corroborate and decided against lending us the money due to advice received which is as much as I can say. Remember without a Council loan we couldn't afford to by it, certainly not at the time.
We agree on very little but if you believe nothing else I say believe this was a stitch up and certain people have made a bob or two more than they should - its wrong whichever way you view it.
Note: I have no idea what the cost of the demolition of the Superbowl was more than you suspect probably so I suppose that does count to the increase in value. either that was probably covered by the rent Mani collected off us - either was as ever the Trinity club has lost out.

| You can't change yesterday, you can tweak today, tomorrow you can change. MC and others at the club are driving the changes under what we all know are extremely difficult circumstances, clearing the mess of previous regimes at the club and working with a council leader who's behaviour whether by design or sheer incompetence has not been helpful (understatement possibly). I'm more than happy for MC and the others to keep taking Trinity forward and giving Trinity name back respect and credibility.
As for the demolition it was not carried out by any experienced demolition contractor, enthusiastic 'oh I can do that no problem' workers were on the job.

I don't either must admit I thought he's purchased it a bit earlier but thinking about it maybe not. 2.25 million is more than I thought he paid but still a healthy profit if you include nearly 2 years rent. Makes the Red Book valuation look odd.

I remember the last time we spoke (a few years ago) it was about this exact matter and I told you what Walker was up to back then regarding his dodgy advice.
This saga has a long way to run yet and we are now in debt with a crappy old ground. Will it ever get developed? don't bet on it.
Also I have heard that Walker is sniffing around once more so not very good signs in my opinion.

Walker shouldn't be anywhere near the ground issue after recent events.

A rock solid argument must have being put to MC for him not to buy it
Essentially Walker lied
Carter has pubilcally stated Walker told him not to buy the ground
I'm just so glad we own our ground again
And have plans to develope it
It feels like we have a future again

True but trusting the chairman of the Trust and a Knight of the Realm if you buy into that stuff is hardly a blind promise is it? In business as in life you have to trust people on occasions, if we didn’t nothing would ever happen and at this point Rodders still had some credibility So no they don’t share the responsibility, someone has clearly been dishonest, the fact someone else has believed them doesn’t excuse it.
