[iAMBITIOUS plans to turn Castleford Tigers’ ground into a supermarket – which will provide all the cash for the club’s new multi-million pound stadium – have been delayed by up to three months.
The Super League side had hoped its partners Opus Land (North) Ltd would submit a planning application for a £25m “large format food store” at its Wheldon Road site by the end of August – but bosses from the firm this week confirmed it needed more time to “strengthen” its bid.
Andrew Duncan, director of the company, told the Express he expected there to be a delay of two to three months while it completes extra “technical preparations” for the scheme.
Tigers’ chief executive Richard Wright said the delay would not be a “serious obstacle” for the club.
He added: “Andrew and his team have worked on projects like this time and time again over many years. They have also applied significant funds to the project already and are fully committed to the scheme. I have every confidence that a short delay in submitting the planning application is not a serious obstacle and that Opus will do what it needs to in order to achieve the best outcome for the project.
“We’ve come a very long way in terms of our goal of giving the people of Castleford a new stadium to be proud of. We have overcome many larger obstacles to get to a point now where we are very near to achieving this. We need everyone in our community and fan base to keep on getting behind this at this crucial stage – we will get there.”
Earlier this year the club announced its pioneering deal with Opus, which would provide all the cash needed to build its new £12m stadium near the Xscape leisure complex if planning permission for a supermarket at the Probiz Coliseum is secured. It has claimed the project could spark £150m of investment in the Five Towns and create 2,000 jobs.
The club already has full planning consent to build its new stadium – which it hopes will be ready for the 2013 season.
Mr Duncan said: “All parties acknowledge the need for a new supermarket in Castleford and it is clear that our proposals for the Probiz Coliseum will also provide a wide range of economic and social benefits for the district. Obviously, there are other sites being promoted across the town and we are investing a lot of time and effort in showing the benefits of our site to the community and trying to work in partnership with all parties concerned.
“At the same time we have already started to carry out extensive pre-planning application surveys and tests to ensure that our application is totally robust.
“We have made substantial investments to complete various site and flood surveys as well as a traffic review which is already indicating the substantial benefits which will be provided to the town centre from the improved traffic management proposals which will be a key part of our application.
“In the meantime, we are also working closely with supermarket providers to agree a final operator for our scheme.”[/i

Interior fixtures and fittings are being worked on and are set to be completed by the end of the year or before. There is a new planning application in at the moment to secure permission to clad the remaining parts of the stadium with 50% perforated cladding, these areas weren't originally going to be clad but will be by the start of next season.

Yes, Opus's programme always had a target date of October 25th for the Tesco Wheldon Road planning application submission. I understand that the revised date is fluid, as Tesco are looking at several alternatives in Castleford and, as such, are not ready to sign heads of terms with Opus. Opus will not push the button on the planning application until this is signed... for obvious reasons!
They do seem to have switched their local focus somewhat to Wakefield and the current Ings Road proposal. That also said, they have more than one site option in Wakefield and things may change rapidly there too, depending how things pan out! I understand that no new Castleford store appears on their 2012 new store development programme but a new Wakefield store is provisional for starting on site late 2012 for an Easter 2013 opening. However, the Tesco store development programme changes weekly, and stores get put on and stores get taken off based on what they think is most deliverable in that year.
Tesco store development annual budget wallet is not quite as generously stuffed as once was and they have been over budget by quite a margin over the last two years... they still want to build as many new stores per annum, but have less money to spend overall.
This is just what I know and have heard through my networks, nothing more, nothing less!

Hope you've got the shield shined and the sword sharpened for the next 6 weeks.
In a dark (& angry) Stanley Rangers clubhouse AI was bombarded with questions as most WTW fans struggled to get our heads round a PI for Newmarket & the possible implications this may cause our club & franchise.
When questioned with "how long this ere public inquiry will teck" AI replied "18 months" & the room winced.
......My my my how fast time can fly!
We were right then & were right now!
Salfords ground won't be the newest for long. Who'll be next Wakefield or Cas? I know where my money is!

Hadn't really thought about it before, but all of the traditional "Lancashire" clubs have now had new stadia, since the 1980s. No more Watersheddings, Athletic Grounds, Willows, Station Road, Central Park, Hilton Park, Wilderspool, Knowsley Road or Naughton Park.

Did you learn nothing over the summer?
I's also worth pointing out that said document is also a "working document"- that will have evolved considerably since then. FWIW I have been told that 3/4 of the units have been signed for.
Then there's the 106 agreement that means the stadium has to be built first. All of this will be reiterated for you on the 6th of December. Our case was unanimous then & we are facing a smaller opposition, with greater (if not unanimous) support of statutory agencies such as The Highways & Natural England.
But let's not let facts stop you picking up those straws.
Then there's the issue that you can't "unlock" your funding until you have OPP, well we all know how long that can take (at least 3 months) & that's without thinking of the potential (or likely IMO) public inquiry that could ensue (another 18 months).
Yes we have to get FPP before we can start building, but the land will be prepped and ready to go when OPP is given. And just like J32 FPP is simply a case of resolving reserved matters- in & out usually. Yorkcourt & SWAG have said for over a year that FPP was ready to go BEFORE our application was sent to the SoS, so you would imagine it would be no more than updating/ amending (which happens as you go) & handing it over to the council.
All I'm saying is this is closer than you believe or maybe RW will have you believe.
Both cases have potential banana skins, I can see our strides (in terms of prepping our case) to sidestep ours, all i can see is hot air from RW- but that's nothing new. For a green grocer he should be better at side stepping banana skins!
We all know the next 3 years are the (final) final straws for WTW & CT: Build it or lose out. Simple.
